Property Description

Lake Michigan home in great location of Saugatuck/Douglas in a coveted area on quiet Lakeshore Drive. Recent remodel including lower level finishing that now includes a bunk room and a multipurpose game/family/entertainment area. Includes a new lakeside deck at the beach. With 6,500 square feet, 5 bedrooms plus main floor office & a bunk room in the daylight lower level, you'll enjoy entertaining on this nearly one acre wooded lot close to restaurants and shops of Saugatuck and Douglas. Lake Michigan at it's finest. This home won't last long in today's market. Large circular drive and plenty of parking. Room to add pool. Rental income covers taxes and mortgage for current owners. This beautiful home is rented so can only be viewed between rentals. See additional features in attachment. since moving back to CA a few years ago, we have been renting our Douglas Lake house out quite a bit.
It's very nicely furnished (we left most of our furniture there) and we just put in new oak plank floors, but we've been surprised by how clean everything has been kept, and with minimal damage over time. I think we've had a towel bar out, a couple of plumbing issues....nothing major. The clients we attract have much to do with this. Most summers we are renting weekly to extended family groups...so, grandparents getting together their kids and grandkids. Often these are groups that fly in for one week, and often these are booked 6-9 months in advance. This year has been very different, and the rentals have been shorter term, without the extended families, and most guests come from a few hours away. We did have a family 'shelter in place' for a month this Spring.

I have been managing the bookings/approvals on the listing websites, and our rental coordinator, Karissa, has been the point of contact with guests, as well as managing the cleaning crew and all supplies, etc. at the house. She's extremely responsible and could definitely take over the booking aspect of things as well.
The house has three sets of bedding for all beds, sleeps 18+, and related has all towels, dishware, etc. for large groups.

Our net revenue (after cleaning and coordination direct labor expenses) in 2019 was over $165,000 and in 2020 through current bookings is over $200,000. While a good share of the revenue is in the summer, we have also been booking Spring, Fall, and a handful of nights each month through Winter. since moving back to CA a few years ago, we have been renting our Douglas Lake house out quite a bit.
